Steel building prices
Published market pricing for steel building packages generally runs $12 to $28 per square foot before freight. Completed projects — with slab, erection, doors, and insulation — commonly run $35 to $120 per square foot. Below is how those numbers are built, what changes them, and what a package does and does not include.

Package prices only. Slab, erection, MEP, and permits are separate. Steel pricing moves with the mill market — a written quote is the only firm number.
What actually changes your price
Footprint and square footage
Bigger buildings cost more in total but less per square foot. Width drives primary frame weight faster than length, because clear span is the expensive dimension.
Eave height
Every additional foot of eave adds column steel, wall panel, and wind surface area. Going from 14' to 20' on a mid-size building is a real cost step, not a rounding difference.
Engineered wind and snow loads
A building engineered for a high-wind coastal zone (for example, a 180 mph design wind speed where required) or a 90 psf snow region carries substantially more steel than the same footprint in a mild inland location. This is code-driven under ASCE 7 and not negotiable.
Openings
Every door and window requires reinforced framing and removes shear wall area, which has to be made up elsewhere. Door count and size are among the most underestimated cost drivers.
Insulation and envelope
Banded blanket insulation, insulated metal panels, and spray foam differ widely in cost and performance. Conditioned space costs more to build and much more to operate if the envelope is wrong.
Roof and panel system
Exposed-fastener panels are the value option. Standing seam costs more up front and generally performs better long term on low-slope roofs.
Freight
Buildings ship by flatbed from the plant serving your region, generally $2.50 to $4.50 per loaded mile. Distance and load count both matter.
Steel market timing
Mill pricing moves. Quotes hold for a defined window, and locking an order is what fixes your price.
